Demand for flexible space in Mexico City expected to grow 12 percent between 2021-22

Demand for flexible office space in Mexico City is forecast to grow 12 percent between 2021-2022. Demand in the first half of 2022 was up 11 percent from the first half of 2021 while supply has grown by only two percent.

Global workspace innovation firm The Instant Group, the world’s largest marketplace for flexible workspace solutions, has found that demand for flexible office space in Mexico City is forecast to grow 12 percent between 2021-2022. Demand in the first half of 2022 was up 11 percent from the first half of 2021.

Supply, meaning the number of flexible workspace centers in the market, has grown by two percent between 2021-22 as more companies in the region turn to hybrid. Rates for workstations are up by seven percent from last year, an average of $325 per desk for 2022, up from $303 in 2021.

“With an increase in supply, we have also seen a spike in demand and predict that 2022 will be a record-breaking year for flex as more large companies look to build their flex portfolios in the region. We also expect rates to increase over the next quarter and the coming year as demand for flex continues to accelerate and supply will take longer to catch-up with demand,” said Luis Perez, SVP LatAm, The Instant Group.
